OneLife Property Group is proud to be able to offer a broad range of services for property development, interior design, and construction. We are here to support you during your build, regardless of what stage of your project.

  • • Coordinate any required survey/contour plans, service location plans, flood, acoustic, bushland and soil reports

    • For any development approvals engage in a town planner on the client’s behalf

    • Arrange necessary development cost quotes and provide an estimated feasibility to our clients (Development services only)

    • Clients will receive a quotation and scope of works for all necessary services up to and including the building approval stage. This will also include interior design services, estimating the building cost and the building contract administration

    • Liaise with the clients for design specific requirements

    • Engage with consultants to commence design and if applicable development lodgement stage

    • Work with the clients and consultants to provide best possible outcome including any changes to the design to provide the most cost effective and if required saleability product

    Note: Each clients, project and scope of works is individually packaged

  • • Liaise with clients of their overall vision for the project, budget and purpose of the build

    • Establish type of design e.g. modern coastal, hamptons, industrial. This will be in line with the architectural design and vision

    • Discuss, provide and coordinate all finishes for client’s approval with various options available

    • Source particular products/finishes for any client specific requirements

    • Provide a detailed interior schedule for pricing and construction issue

  • • Liaise with the Architect to provide building specifications and interior schedule to commence working drawings.

    • Make any improvements within DA requirements (if applicable) to save cost for the clients

    • Engage structural engineer on client’s behalf

    • Engage Hydraulics engineer based on unity water approvals

    • Engage in certifier on client’s behalf to arrange necessary demolition permits and plumbing approvals

    • Pay necessary QBCC and Qleave insurances as per legislation

    • Obtain Bers Report for energy ratings • Engage in Landscaping architect if standalone home (if required)

    • Engage in certifier to provide building approval and stamped documentation

  • Upon receiving working drawings, structural drawings and necessary reports, a build cost will be provided to the clients for approval. This normally takes 4 to 6 weeks to tender out to all suppliers and trades people.

    Once a build cost has been established and approved, a QBCC residential or commercial contract will be drafted for the clients to review and sign. Once the building contract is approved, a deposit is payable of 5%, which includes the QBCC and Qleave insurances. If finance is applicable, public liability and construction works insurance will be provided. Finance approval must be provided prior to commencing onsite and within the required timeframe.

  • If applicable, demolition works and operational works will commence onsite within 30 days of receiving finance approval, or as per building contract commencement date.

    In some cases, clients will have all demolition, civil works and site cut completed prior to construction works commencing.

    Temporary fencing and construction banner mesh will be installed prior to these works commencing.

  • Our team will work closely with all site tradespeople and suppliers to ensure all construction works are in accordance with development approval and certified building approval documentation.

    Weekly progress reports will be provided to all clients throughout the build and site inspections will be arranged during certain times of construction.

    Safety is of the up most importance to our organisation and we ask that only site inducted visitors with prior arranged appointments be present onsite.

    At each stage claim, relevant photos will be provided of completed works and any site inspections by quantity surveyors will be arranged.

  • We believe in building relationships with loyal and highly skilled trades people and suppliers . We pride ourselves on creating a fantastic team culture on and off site, to ensure we deliver our award winning standard of finish to every project we engage in.

    Throughout the build, not only are all the required structural and certifier inspections conducted, we also carry out our own quality control systems and processes from start to finish.

  • Upon receiving practical completion, we will arrange a defect inspection with the clients, or with their nominated third party.

    • Within 2 weeks of receiving adefect report, handover will commence 2 weeks thereafter.

    • All relevant documentation will be provided for lodgement for any clients requiring plan sealing and titles registration.
